At times, Property Owners and even Property Management firms and Brokerage firms need additional or special expertise/assistance that they may not have within their group. Our systems and procedures (“S&P”) for each of our services below have been refined over the years to be the “Best of Class” in our commercial real estate industry. Having first learned from the best (i.e., the LaSalle Partners of the 1980’s), we have continually refined those S&P’s with studied insight over the years gained from properties we’ve taken over from other companies (which allowed us to see first-hand what worked well for them and what didn’t) and from others friends in the industry, with the result that our S&P’s are not only truly effective, but they are also very easy to use/implement, and very systemized and therefore efficient. MKC can thoroughly review and abstract your commercial real estate project’s/portfolio’s tenant leases using our exclusive “BuildingAmerica Lease Abstracting Software Technology” (“BLAST”) providing you with the following benefits:

  • A 1-page summary of each tenant lease identifying over 190+ important lease items and their page references;
  • Each tenant’s lease “Options & Ticklers” are identified, categorized, and listed including “critical dates” (e.g., lease termination rights, renewal options, etc.) and “hidden ticklers” (e.g., annual carpet cleaning, etc.);
  • Tenant vs. Landlord maintenance responsibilities are identified; and
  • Various reports are generated summarizing your tenants’ leased locations, square footages, Security Deposits, parking rights, commencement and expiration dates, HVAC hours, local contacts, lease options and ticklers, floor-by-floor encumbrances, etc.

CAM/OE Escalations

MKC can perform all computations for all tenant CAM/OE Escalation Reconciliations for any building of any size and number of tenants. Such work includes:

  • Each tenant lease is thoroughly reviewed for expense escalation provisions;
  • The property’s General Ledger is scrutinized for allowable vs. non-escalatable expenses, Gross-Ups are computed if applicable, and other relevant adjustments are determined resulting in the Escalatable Expenses for the year;
  • Year-end CAM/OE Escalation Reconciliation tenant billings are generated;
  • Current year CAM/OE Escalation “Estimated” tenant billings are generated;
  • All work is fully documented in an annual CAM/OE Escalation Notebook for review and future reference; and
  • Full support is provided if any tenant audits their billings (however, although our work has been audited/challenged only 3 times over the years, it has never been found to be incorrect!)

Property Acquisition Due Diligence Services

For groups that are intending to purchase a commercial real estate property, MKC can provide various Due Diligence services:

  • Our services supplement the “physical” inspection performed by structural, mechanical, environmental, etc., firms;
  • We provide the following from the “Property Management perspective”:
    • Lease abstracting using our exclusive "BLAST" lease abstracting system;
    • An analysis identifying lease problems, critical dates, etc.;
    • Vendor contract abstracting and an analysis identifying contract problems, critical dates, etc.;
    • A comprehensive analysis of the Seller’s CAM/OE Escalations that have been billed to the property’s tenants (this is done the purpose of identifying problems that a new owner would inherit and the extent of the exposure that should be guarded against prior to the close of escrow);
    • A Property Operations Review identifying what’s working well at the property and what’s been lacking attention;
    • An analysis of Value Enhancement Opportunities at the property; and
    • The preparation of a detailed, independent Pro Forma Operating Expense Budget that can be used for valuation purposes.
